A spreadsheet holds a rent roll perfectly well, and it is free. We are not going to pretend otherwise.
What it cannot hold is the receipt for the water heater, the signed lease, the deposit you are legally on the hook for, or the date the insurance lapses. Those live in a drawer, an inbox, and your memory - and that is where the money actually goes.
You cannot staple a photo to a cell, and a cell cannot email anyone.

No. A tenant sees only their own tenancy: the rent they owe, what they have paid, and their lease once you publish it. They never see your expenses, your other properties, or your other tenants.
Not yet. Record payments as they arrive for now. When collection is switched on it will run through Stripe, with your own account connected, so rent goes from your tenant straight to you and we never hold it.
It is a solid draft built from your answers, and a much better starting point than a template off the internet. It has not been reviewed by a lawyer, and tenancy law varies by state and city, so have anything you intend to rely on checked.
Download the tax packet for each property first - that is the part that is genuinely hard to rebuild - then delete your account from the Account page. Deletion is scheduled thirty days out so you can change your mind.
Yes. Being a landlord and being a tenant are independent. The same account can let a room and rent a flat, and the two sides never mix.
Write to support@trysummitlease.com and a real person will read it. You can also just hit reply on any email we send you - it goes to the same place, even though it arrives from a noreply address.
Yes - co-tenants, guarantors, and people who live there without signing. You can split rent between them or bill the lease as a whole and just record who paid.
Summit Lease is in early access, being built alongside a small group of landlords who are using it on real properties. That is deliberate: it is the only way to find the things that are awkward before they harden.
Online rent collection is not switched on. When it is, it will run through Stripe with each landlord connecting their own account, so rent goes from tenant to landlord directly and we never hold it. Until then, record payments as they arrive.
Your data lives on our servers, is never sold, and you can delete your account yourself at any time. Here is exactly what we store and what deletion does.
It takes a couple of minutes, and you will know quite quickly whether it earns its place.
